Long term rental

GUIDELINES AND INFORMATION FOR OWNERS AND TENANTS
Property rental is a business transaction and, as such, contains an element of risk. Premier Rentals seeks to minimise these risks wherever possible and the following information is given to ensure clarity and to protect the rights of owners, tenants and ourselves. This document forms part of any written Rental Agreement. 
 
 LONG TERM RENTAL CONTRACTS
 
  •  Minimum rental contract period is for 3 months, maximum 11 months (renewable)
  • All signed contracts are legally binding for both parties
  • Rental contracts will not be issued to tenants under 21 without a guarantor

 OWNERS´ RESPONSIBILITIES  

  • To rent the property to the tenant according to the Rental contract
  • To pay community fees, SUMA and other property and personal taxes
  • To keep the property and its contents in good order and pay for repairs or replacement where damage has not been caused by neglect or misuse
  • To insure the property and their own contents
  • To instigate further proceedings if required to recover rent or repair damages following abandonment of the property by the tenant

 TENANTS RESPONSIBILITIES  

  • To comply with the terms and conditions within the Rental Contract
  • To undertake minor repairs and replacements according to the Rental Contract
  • To insure their own contents, valuables and belongings
  • To pay for cleaning and laundry (if applicable) on vacating the property
  • To promptly report damage or other problems with the property

 PREMIER RENTALS´s RESPONSIBILITIES  

  • To ensure wherever possible the legality and suitability of all parties involved
  • To ensure a legal and binding contract is in place throughout the tenancy
  • To ensure tenants and owners comply with the Rental Contract
  • To collect rental payments when due and ensure prompt returns to the owner
  • To assist in ascertaining responsibility in the event of damage disputes
  • To respond promptly to problems raised during the tenancy
  • To advise and assist in recovery of bills and overdue rent if necessary

 DEPOSITS  

  • Normally the damage deposit will be equal to one months rental. However owners or Premier Rentals have the right to request two months or more if necessary.
  • Should the tenant give notice or vacate the property without proper reason before the 3 month initial rental period has expired, the deposit will be forfeit.
  • Deposits will not be repaid until the property has been inspected, cleaned, checked against inventory and any outstanding bills have been paid
  • Deposits will be held by Premier Rentals in a separate account for the purpose
